Auction Clearance Rates Signal Cooling in Upper East Side Property Market

Auction clearance rates in the Upper East Side fell to 52 percent in the four weeks ending July 7, down from 71 percent in May, according to records from the Manhattan Multiple Listing Service.
The decline arrives as interest rates hold near 6.1 percent and inventory on blocks from East 70th to East 85th Streets has risen 14 percent since April. Sellers who once counted on quick bidding wars now face longer marketing periods before properties reach the block.
Results on Specific Blocks
At a July 2 auction conducted by Douglas Elliman at the firm's Madison Avenue offices, a three-bedroom co-op at 740 Park Avenue passed in after bids stalled at $6.8 million. Two blocks east, a Yorkville townhouse on East 79th Street near the 77th Street subway station cleared at $4.2 million, just 3 percent above its reserve. Both outcomes contrast with March sales on the same stretch where similar units exceeded reserves by double digits.
Local agents at Corcoran also reported that three pre-war apartments listed through the firm's East 72nd Street branch failed to meet reserve prices at a June 28 auction. One unit on East 81st Street near the Guggenheim drew only two registered bidders.
What the Numbers Show
Clearance data compiled by the Real Estate Board of New York shows 14 Upper East Side auctions scheduled between June 1 and July 7, with seven passing in. The median sale price for cleared properties reached $3.9 million, down from $4.4 million in the same period last year. Days on market for auction-listed units averaged 47, compared with 29 in May 2025.
Buyers who have waited for more choice should monitor listings on Park Avenue and in Carnegie Hill over the next 60 days. Those considering an offer should request recent comparable sales from their broker before the next round of scheduled auctions in early August.
