Four Greenwich Village Properties Sell Above Reserve in Weekend Auctions
Four properties cleared their reserves on July 5 and 6, with a Bleecker Street townhouse leading the way at 18 percent over its listed floor.
How we reported this
A four-story townhouse at 92 Bleecker Street sold for $5.1 million on July 6, clearing its $4.3 million reserve by 18 percent and setting the pace for the weekend's Greenwich Village auctions.
The result reflects continued buyer interest in the neighborhood even as broader economic signals remain mixed after recent federal spending adjustments. Local agents tracked 22 listings that reached the block over the two days, with clearance rates landing at 82 percent, up from 71 percent in the prior auction round held in late June.
Properties that beat reserve
The Bleecker Street townhouse drew three registered bidders inside the auction room at the Westbeth Artists Community center on Bethune Street. Two blocks north, a one-bedroom co-op at 45 MacDougal Street sold for $1.48 million against a $1.25 million reserve. A third-floor walk-up at 17 Christopher Street, listed with a $2.1 million reserve, closed at $2.35 million after 12 minutes of bidding. All three sales occurred within 400 meters of Washington Square Park.
Data compiled by the Greenwich Village Property Owners Association and released July 8 showed average achieved prices of $1,920 per square foot across the cleared lots. That figure sits 9 percent above the May average for the same blocks. The association noted that 14 of the 18 cleared properties carried reserves set between March and April, before the most recent round of rate adjustments.
Next steps for buyers and sellers
Four additional Village listings are scheduled for the July 19 auction at the same Bethune Street venue. Prospective buyers are advised to review the updated reserve ranges posted on the association website by July 12 and to arrange pre-approval letters through local lenders familiar with co-op board requirements. Sellers with properties near the Stonewall National Monument are encouraged to lock in marketing timelines now to meet the August catalog deadline.
