The first building sits at the corner of Bleecker and West 10th Street, replacing a former parking garage with 78 units managed by a local firm tied to the Greenwich Village Historic District. A second site two blocks from Washington Square Park added 54 apartments through a partnership with the Village Alliance business improvement district, which required ground-floor retail space to stay open to neighborhood shops.
Both developments include bike storage and package lockers sized for the dense foot traffic along MacDougal Street. Residents report shorter commutes to the Christopher Street PATH station compared with buyers priced into outer Brooklyn.
Rent figures versus ownership costs
City data released last month show median asking rents for Village apartments reached $5,150 in June 2026, up 7 percent from the prior year. The build-to-rent units list at $3,950 to $4,850, with annual increases capped at 3 percent under their lease terms. In contrast, a 650-square-foot one-bedroom co-op on Grove Street sold for $875,000 in May, requiring a $5,800 monthly payment after taxes and maintenance fees.
Prospective tenants can visit leasing offices at either site this month to review floor plans and income requirements. Those who sign before August 15 receive one month of free parking in the buildings' limited underground spaces.
