Eastern Flushing Homes Post Sharpest Price Gains Across Queens
Homes along 45th Avenue and nearby blocks posted the sharpest price gains in Queens through mid-2026.
How we reported this
Median sale prices in eastern Flushing climbed 18 percent to $712,000 between January and June 2026, beating gains recorded in every adjacent Queens neighbourhood.
Buyers priced out of pricier pockets such as Bayside and Whitestone have turned to this stretch of Flushing, where older two-family homes and small co-ops still trade below city averages. The shift coincides with steady job growth at LaGuardia Airport and the continued expansion of the Flushing Business Improvement District, which has funded new lighting and pedestrian upgrades along Main Street since 2024.
Street-level activity
Transactions on 45th Avenue between 158th and 162nd Streets accounted for 47 closed sales in the first half of the year, according to data compiled by the Queens Multiple Listing Service. Several buyers cited proximity to the Flushing-Main Street subway station and the nearby Queens Public Library branch on 41st Avenue as decisive factors. The Greater Flushing Chamber of Commerce reported that three new retail leases were signed on Union Street last month, including a pharmacy and a Korean bakery, adding foot traffic that local agents say supports residential values.
City records show average days on market for these properties fell to 28 in June 2026, down from 41 a year earlier. Two-family homes built in the 1950s on 46th Road sold for between $825,000 and $915,000, figures that still sit well below comparable properties two miles north in Murray Hill.
Next steps for buyers
Prospective purchasers should check current listings through the Queens MLS and contact the Flushing Business Improvement District for details on upcoming streetscape work that could affect access. Pre-approval from local lenders such as Flushing Bank remains advisable, given that inventory has tightened since April.
