Current Projects Underway
Developer Gary Chen filed a zoning application in June 2026 for a 10-story mixed-use building at 32-02 Linden Place that would yield 296 residential units, including 75 designated as permanently affordable. Century Development Group secured $43.4 million in construction financing from BHI for an 116-unit mixed-income project at 135-01 35th Avenue that includes both condos and affordable apartments. A 9-story commercial building at 37-18 138th Street, designed by Akaia Architecture for New Age Developers LLC, topped out in early 2026 with completion expected later this year.
These efforts build on the City Council approval of the Special Flushing Waterfront District rezoning in December 2024. That measure enabled a 29-acre development plan for 1,725 new apartments along with hotels and retail, following discussions that addressed local concerns through adjustments to the original proposal.
Next Steps in Local Planning
Developers and city agencies will continue moving approved projects through permitting and construction phases. Additional zoning applications remain under review as Flushing integrates new units into existing neighborhoods while meeting affordability requirements set in recent approvals.
