Fishs Eddy will open a seven-day-a-week store on Front Street in fall 2025, its first Brooklyn location.

Washington Street recorded the steepest rent gains among Brooklyn corridors tracked for 2025. Ten of the sixteen surveyed corridors posted stabilization or growth during the same period.

Front Street Lease Fits Larger Pattern

Fishs Eddy’s lease sits alongside other recent commitments that emphasize destination draws rather than traditional boutiques. Maman secured a Water Street space focused on bakery and café offerings. Kith Kids opened its third Brooklyn site in DUMBO in June 2024 and released a collection exclusive to the neighborhood. These placements line up with openings of arcade brewpubs, game rooms and rooftop venues along Water, Front and Pearl streets.

The pattern reflects a deliberate pivot documented in local leasing reports. Property owners now screen tenants for their ability to sustain activity into evenings and weekends rather than relying solely on weekday office traffic.

Washington Street Rent Data Shows Landlord Priorities

Washington Street posted the largest year-over-year rent increases in the Brooklyn survey covering 2025. That outcome tracks with the broader count of ten corridors that either held steady or advanced. The same reports note that availability remains tight in core blocks, giving owners leverage to select uses that extend operating hours.

Fishs Eddy’s daily schedule positions the store to meet that criterion. Its arrival on Front Street adds a consistent retail anchor amid the mix of food-and-beverage and entertainment tenants already signed.
